What We Handle

Nobody thinks about the water heater until the shower goes cold. Then it becomes the most important appliance in the house. We repair and replace both tank and tankless units, gas and electric, and we can usually tell you over the first look whether you are dealing with a fixable failure or a unit at the end of its run.

Repair or replace is the real question, and it deserves an honest answer rather than the more expensive one. A failed element, thermostat, or pilot assembly on a heater with life left is worth fixing. A tank that is corroded through is not repairable at any price, because the steel itself is what failed.

When we do replace one, the job is the whole job. We drain and disconnect the old unit, set and connect the new one, check the venting and the relief piping while we are in there, test it under real conditions, and take the old tank with us when we leave.

  • Repair of tank and tankless units, gas and electric
  • Full replacement including hauling the old tank away
  • Tankless conversions where venting and gas supply support one
  • Sizing based on bathrooms and household use, not square footage
  • Leaking tanks, failed elements, pilot and ignition problems
  • Sediment flushing and routine maintenance

Hours: Mon–Fri 8:30 AM – 5:00 PM · Sat 9:00 AM – 5:00 PM · Sun 9:00 AM – 5:00 PM. We work to accommodate emergencies.

Common Questions

Water Heaters FAQs

How do I know my water heater is going bad?
Watch for four signs. Rusty or discolored hot water when the cold runs clear. Rumbling or popping when it heats. Hot water that runs out faster than it used to. And any moisture, rust, or staining around the base of the tank. That last one is the urgent one, so call before it lets go.
Should I get a tank or a tankless water heater?
Tankless gives you hot water that does not run out, frees up floor space, and avoids standby loss. It also costs more up front and sometimes needs venting or gas line work to support it. A tank costs less to install and is simpler. We price both against your actual house so you can decide with real numbers.
What size water heater do I need?
It comes down to people and fixtures, not the square footage of the house. A small household with one bathroom has very different demand than a family taking back-to-back showers with a big soaking tub. We match the unit to your real daily demand, which is what stops the cold-shower problem for good.
How long will I be without hot water during a replacement?
Usually just part of a single day. A straightforward swap of a similar unit runs a few hours end to end, from draining the old tank to testing the new one under real conditions. Tankless conversions take longer when venting or gas supply needs work. You get the timeline before we start, not after.
How much does a new water heater cost installed?
Two things drive it: which unit you choose, and what condition we find the connections in once the old one comes out. You get a single all-in number before work starts, covering equipment, labor, and removal of the old heater. That number is what you pay at the end.
