If the heat quits on a subzero Rutland night, what should I do first?
Call it in and say the heat is out, then keep a trickle running at the fixtures furthest from the boiler and open the cabinet doors under sinks on outside walls. In a house this high and this exposed, the frozen pipe is the expensive half of a no-heat call, and moving water is slower to freeze.
Do pipes freeze more often up here than lower down in the county?
Rutland is high and open ground, so yes — runs through crawlspaces, garages, and outside walls take a harder beating here than they do in the valley towns. Insulating the exposed ones before winter costs a great deal less than opening a wall in February.
Our subdivision home is on a newer well. Does that still need filtration?
Often it does. A new well is not a treated well — it draws whatever the ground around it holds, and minerals and sediment do not care how recently the casing went in. A test tells you what is actually in the water, and that decides whether you need treatment at all.
The oil boiler keeps up in November but struggles by February. Is that normal?
Common, and worth listening to. A system running at reduced capacity gets away with it in the shoulder season and shows itself in deep cold, when the demand on it peaks. Far better to have it looked at during a mild week than to discover the limit on the coldest night of the year.
